In 2018, Zoning By-law Amendment and draft plan of subdivision applications were received from Condor Properties Ltd. to build the first development block (Phase 1A) within the west Precinct area of the Langstaff Gateway community. The latter is the 47-hectare (116 acre) area of land bounded by Yonge in the west, Bayview in the east, Holy Cross Catholic Cemetery in the south and Highway 407 in the north. For development planning purposes, the area is divided into three precincts: west, central and east.

Applications for Zoning By-law Amendment and Draft Plan of Subdivision submitted by Condor to permit two residential towers of 50 and 45 storeys connected by a 10-storey podium at what is currently 25, 11, 9 and 5 Langstaff Road East were approved, with conditions, by Markham Council in February.

An application for an Official Plan Amendment has been submitted by Walker, Nott, Dragicevic Associates on behalf of 10 Ruggles Ave. Development Inc. The owner is proposing to amend the Official Plan to re-designate the creek valley from “Environmental Protection Area – Valleylands” to “Parks & Open Space” to enable the owner to channelize and cover Pomona Mills Creek. The owner proposes to use the covered creek as additional open space adjacent to Pomona Mills Creek Park. This would form a continuous public open space and park combination on the east side of the 50 and 45 storey buildings to be developed by Condor.

The city is also now in receipt of complete Zoning By-law Amendment and Draft Plan of Subdivision applications, submitted by Langstaff Land Holdings Ltd., for 3.92 hectares (9.69 acres) at 201, 203, 205, and 206 Langstaff Road East and 3, 5, 11, and 17 Essex Avenue. The application consists of:

  • The development of 1,668 residential units with ground floor retail space shared between 6 buildings ranging between 7 and 49 storeys
  • Gross Floor Area (GFA) of 130,920 m2 (1,409,211 ft2), consisting of 129,029 m2 (1,388,857 ft2) of residential space and 1,891 m2 (20,355 ft2) of retail space
  • Floor Space Index (FSI) of 6.2
  • A total of 1,976 parking spaces in an underground parking garage
  • A new 6,100 m2 (65,660 ft2) public park
  • The existing 3,600 m2 (38,750 ft2) Langstaff Woodlot to be preserved
  • A new public street going east-west along the Holy Cross Catholic Cemetery
